OPERATOR · EDUCATOR · 400+ SECTION 8 UNITS

I Used To Work For Section 8. Now I Own 400 Of Their Rentals.

Built my first rental at 17 with $5,000 and a seller-financed deal. Fifteen years and 400
properties later, I’ve trained 4,000+ investors across 40+ states to do the same using
government-backed rent as the foundation, not speculation.

WHAT 400 DEALS TAUGHT ME

How A Pressure-Washer Kid Ended Up Owning 400 Government-Backed Rentals.

At sixteen, I was pressure-washing driveways in New Orleans.

A homeowner told me he owned rentals instead of flipping them, Section 8 tenants, steady checks, no drama. That was the first time I heard about the program that would define my life.

I interned at a Housing Authority in high school. Most kids volunteered at food banks. I watched HUD inspections happen, learned how vouchers got approved, and figured out why certain zip codes had 3-year waitlists and others had none.

At seventeen, I bought my first rental: $5,000 down, seller-financed.

Mortgage was $500/month. Section 8 rent was $1,600/month. The government paid the majority directly on the first of every month. I ran the numbers again. Bought another. Then another.

By nineteen, I owned dozens. By my early twenties, hundreds.

When COVID shut down most real estate strategies in 2020, Section 8 landlords still got paid because the rent comes from the federal government, not a tenant’s paycheck.

Today I own 400+ properties across 40+ states.

My parents, who came to this country as refugees are retired. And I’ve trained 4,000+ investors to build the same system in their own markets.

THE ORIGIN

The Principles Behind Every Deal I've Ever Made

These aren't tactics from a textbook. These are the beliefs that guided every acquisition from the first property to the four hundredth.

01

Government-guaranteed always beats
market-speculative.

I bet on the federal government. The Housing Choice Voucher program is backed by the full faith and credit of the United States. When markets dropped in 2008 and shut down in 2020, Section 8 landlords still got paid. That's not a strategy. That's a guarantee.

02

Cash flow is the only non-negotiable.
Appreciation is a bonus.

I have never bought a property because I thought it would go up in value. Every acquisition was underwritten to cash flow from day one. Appreciation is what happens in the background while your income compounds.

03

The best tenant is one who stays.

The average Section 8 tenant stays 7–8 years. The average market-rate tenant stays 12–18 months. That's not a soft benefit — it's the difference between a portfolio that compounds and one that constantly bleeds through turnover costs.

04

Buy where the numbers work. Not where
you want to live.

The best Section 8 markets are affordable Midwest and Southern cities with low purchase prices, competitive government rents, and high HCV demand. I've closed on properties in markets I've never visited. The system works regardless of geography.

05

Systems scale. Hustle doesn't.

Every piece of my portfolio runs on documented, repeatable processes: acquisition criteria, tenant screening, inspection checklists, deal analysis frameworks. The goal is to be a portfolio builder — not a busy investor who can't step away.

06

You don't need to be on-site to own great rentals.

I've helped thousands of investors buy cash-flowing Section 8 properties in markets they've never visited. The internship taught me that the program itself is the infrastructure, you plug into it, you don't babysit it.
